About the position
The Assistant Director of Facilities is responsible for overseeing the maintenance operations within a Continuing Care Retirement Community. This full-time position involves ensuring that all facilities are in optimal condition, managing a maintenance team, and responding to emergencies as needed. The role requires a strong technical background in various systems, including plumbing, electrical, and HVAC, along with supervisory experience in a similar environment.
Responsibilities
- Completes environmental rounds throughout Health Center, Independent Living, and Assisted Living daily; ensures standards are met such as all lights are in proper working order; hazards are identified, recorded and repaired.
- Schedules and performs preventive maintenance to community as required to help the team.
- Ensure appropriate communication is provided in advance and upon completion of a project.
- Perform quality assurance checks to verify work meets expected standards.
- Performs general plumbing repairs working with PVC, ABS, copper, and soldering joints for the replacement of plumbing fixtures.
- Performs medium duty electrical work with 208 3ph, AC/DC currents, installing electrical outlets and switches, disconnects, repair of motors, etc.
- Manages weather events for the community, including snow removal in winter.
- Maintains all heating and air units; ensures all units work properly.
- Oversee the completion of maintenance tech work orders for quality assurance.
- Ensures all work orders are completed timely.
- Repairs plumbing fixtures, burner controls, electrical issues, etc.
- Maintains condition of boiler rooms, blows down boilers, and identifies repairs to oil pumps and valves; ensures operation and condition of the boiler room is in compliance with all state and federal regulations.
- Supervises maintenance team alongside Director of Facilities.
- Conducts interviews and is involved in the selection process.
- Ensures all life safety books are up to date, scheduling fire alarm tests, sprinklers, fire pumps, and anything related to the fire alarm and the fire panel.
- Identifies unacceptable performance and behavior exhibited by employees; maintains documentation as required; reports problems to Facility Services Director.
- Supervise all room turn in the skilled nursing and assisted living areas.
- Assures that maintenance mechanics follow established policies and procedures at all times.
- Assists with scheduling and delegations of work orders and job assignments.
- Participate in MOD program (manager on duty).
- Supports maintaining EOP (Emergency Operation Plan) and all other facilities operational plans and documents.
- Schedules preventive maintenance and emergency services with vendors.

Requirements
- 3+ years' supervisory experience in a CCRC or Hospitality environment.
- Strong technical knowledge of mechanical, electrical, plumbing, HVAC, structural, fire protection, safety systems, civil, low voltage, demolition, architectural and energy management.
- Knowledge of safety rules, procedures and practices including the proper use of safety equipment as defined by OSHA and industry standards.
- Ability to handle multiple priorities and possess excellent customer service and communication skills.
- Competency in organizational time management skills and demonstrate good judgement, problem solving and decision-making skills.
- Experience managing a team and delegating as appropriate.
- Ability to interact professionally with contractors, manufacturers, vendors and consultants.
